What building in Bali really costs in 2026
Build quotes in Bali arrive as a single per-square-metre number, which is where most budget overruns begin.
Rough ranges
As of early 2026, for finished building area:
- Simple local build — around Rp 6–8 M per m². Basic finishes, local fittings.
- Mid-range villa — around Rp 9–13 M per m². What most rental villas are built to.
- High specification — Rp 15 M per m² and upward. Imported fittings, structural glazing, bespoke joinery.
Those numbers cover the building. They do not cover the things that get forgotten.
The line items people leave out
- Land preparation — clearing, cut and fill, retaining walls. On a sloped Bukit or Ubud plot this alone can run to hundreds of millions.
- Water — a bore, pump, filtration and storage. On the Bukit and Penida this is not optional.
- Power upgrade — PLN capacity increases are slow and are charged by the kVA.
- Pool — quoted separately, almost always. Budget Rp 250–400 M for a standard villa pool including plant.
- Landscaping — mature planting is expensive and is what makes a finished villa photograph well.
- Permits and consultants — PBG, architect, structural drawings, supervision.
Why location changes the number
Canggu is cheapest to build in because materials, trades and plant are all close. The Bukit adds transport and water. Nusa Penida adds a barge crossing and accommodation for workers, which is why we tell people to add 20–30%.
The one thing worth paying for
Independent supervision. Not the contractor's own project manager — someone reporting to you. On a Rp 3 B build it costs a small fraction of the total and it is the difference between finding a problem during construction and finding it in year two, when the roof leaks and the contractor has moved on.
